What is a 'Periodic Inspection'?

Periodic inspections are conducted after a tenant takes possession of the property. The first periodic inspection takes place within 6 weeks and then every 6 months thereafter. These inspections are done by our property management team and are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance issues that may be required. We now use our iPads to conduct our periodic inspections. We do a detailed report and take as many photos as possible on the iPad and then upload them to our computers when we are back in the office. A copy of the report along with the photos will either be posted in the mail or sent via e-mail to all of our tenants and landlords. What is a 'Condition Report'?

This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition. An 'outgoing' inspection is the last inspection carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys. The property condition report is used at this inspection and each item is checked off to make certain that the property is in the same condition as when the tenant took possession. It is at this inspection that any items that need to be rectified by the tenant are identified. We use a fantastic program on our Ipad called ADL Forms to create our condition reports. What happens when a tenant stops paying rent and their arrears exceed 14 days?

When a tenant falls behind in their rental payments and their rent arrears exceed 14 days, they will be issued with a 14-day Notice of Termination advising them that they are behind and requesting that they rectify the problem immediately. If the tenant pays the total amount of rent owing or enters into, and fully complies, with a repayment plan with our agency, then the termination notice will cease. However, if the tenant does not rectify the issue within the stipulated time period of 14 days, the tenant will be forced to vacate the premises and their bond will be claimed to reimburse the landlord for the arrears.

Tenants have several options to pay their rent, leaving no excuse for late payments. Methods of rent payments that we accept include: Internet banking through the tenants chosen financial institution. Direct debit from the tenants nominated bank account. Cheque. When does the rent money get paid into my account?

On the first working day of every new month all rent monies held, unless instructed otherwise, is paid to you by way of direct debit to your nominated bank account or by cheque. A statement is issued via post or e-mail at the same time outlining the debits and credits for that month.

How will my property be advertised for rent and are there any advertising costs?

When a rental property is vacant and/or ready to re-let, our agency will advertise the property in numerous ways. These include; On our website. On numerous other Real Estate websites such as Domain.com, Realestateview.com, HomeHound.com, Rent.com and allhomes.com. On our Facebook page. On our rental list pamphlet's that we hand out to prospective tenants and display in our window front. Occassionally in the Domain guide that appears in Friday's edition of the local paper 'The Area News' each week. Are there any advertising costs and fees? Yes, our agency charges a fee of up to $250.00 for advertising rental properties using all the above marketing methods and tools.

Our property management team is not able to put an exact time frame on how long it will take to find a tenant for your property. Some properties rent the first day that they hit the market, while others may take a little longer to even receive enquiries. Our agency generally finds that if the rental property is priced accurately according to the current rental market, and well presented, we are able to source tenants within approximately 14 days.
